Cohen Seglias Moving, Expanding its Center City Offices

As Cohen Seglias prepares to expand its Philadelphia office for internal growth and physical expansion, Partner Edward Seglias sat down with Natalie Kostelni of the Philadelphia Business Journal to elaborate on the firm’s decision to relocate and future of our Philadelphia team.
Cohen Seglias Pallas Greenhall & Furman will relocate to new office space at 1600 Market St. in Center City, leaving 30 S. 17th St. where it has been since 2005.
The law firm leased 34,381 square feet on half of the 31st floor and all of the 32nd floor at 1600 Market, which is about 10% more than it currently occupies at 30 S. 17th. Perry Kaplan, Tim Monahan and Greg Soffian of Savills represented the tenant in its search. Jack Soloff and Craig Scheuerle of Newmark Knight Frank represented the landlord, American Real Estate Partners.
The law firm is at the end of its lease and decided to use that as a springboard into exploring its options, said Edward Seglias, a partner at the firm. In addition to remaining in its current space, Cohen Seglias considered Commerce Square, 1818 Market St., 1700 Market St., 1600 Market St. and 1500 Market St.
“We settled in between at 1600 Market,” Seglias said. “Between the disruption of living through a renovation that would last a year to 16 months and the economics of going through something like that, we thought we would make a clean move.”
